This property is amazing! We arrived later than expected, but Kevin at the front desk asked the kitchen to stay open for us. The food was amazing. Kyle made some amazing drinks for us at the bar. The rooms are spacious and super clean. This Tribute Portfolio hotel gives a high-end boutique hotel vibe. Definitely going to book here each time we come to Charleston.

We just stayed at the newly opened Live Oak hotel, a Marriott tribute hotel. The service was top notch , from valet drivers, front desk staff, to restaurant waiters. They were all so helpful and friendly. Loved the design of the hotel, modern and charming, with high end finishes. We had a beautiful corner King Room suite. It was luxurious, spacious, with large windows. The pool and deck area was a great, relaxing retreat. Food at their Mediterranean Restaurant, Terra, was top notch. Delicious. Went there twice despite having so many great options in Charleston and it did not disappoint. Can’t wait to return.

Beautifully designed hotel with spacious and extremely nice rooms. The pool and bar area are very relaxing, and the staff is incredibly friendly and welcoming. The restaurant and coffee shop is so good! Location is excellent—just a short walk to King street. Will definitely be staying here again on my next trip to Charleston. 10/10 recommend

Amazing stay! The hotel looks brand new, with beautiful Restoration Hardware furnishings throughout that give it a luxurious feel. The on-site coffee shop is a hidden gem, serving specialty-crafted coffee from a La Marzocca espresso machine along with some incredible breakfast options in the hotel. A special shout-out to Kevin at the front desk, who went above and beyond to make my stay exceptional. His outstanding service and attention to detail made all the difference. Highly recommend and can’t wait to return!

My wife and I had an incredible stay here from May 5–9 while visiting Charleston with friends. From the moment we arrived, it was clear this property operates at a very high level. The hotel itself is beautiful, clean, modern, and thoughtfully updated. Our room was spotless, and comfortable, making it easy to relax after full days exploring the city. The location couldn’t have been better, walking distance to everything Charleston has to offer, which made the entire experience even more enjoyable. What truly sets this hotel apart, however, is the staff. Every team member we encountered was welcoming, professional, and genuinely invested in making sure our stay was perfect. They didn’t just provide service they created an experience. One individual who stood out above all was Kevin Price. Kevin went far beyond what you would expect, he took the time to personally guide us on local spots, made excellent recommendations, and consistently checked in to ensure we had everything we needed. His attention to detail, positive attitude, and willingness to go the extra mile made a lasting impression on all of us. Employees like Kevin are rare, and he is truly an asset to this hotel. This was our first trip to Charleston, and thanks in large part to Kevin and the outstanding staff, it will definitely not be our last. I would highly recommend this hotel to anyone looking for a top tier stay with exceptional service.

My wife and I stayed here earlier this year to celebrate her birthday in downtown Charleston - the staff was wonderful and the location made it easy to get to and from all the sights of the city. While everything about the stay was great, what stood out to us most was the kindness of the team working there. When we returned from dinner, we found a charcuterie board, a fruit tray, and a bottle of wine in our room, accompanied by a note from the team wishing my wife a happy birthday! Not many hotels will go to such efforts for guests, and it clearly shows that the team truly cares for the guests who stay there. We’ll definitely be visiting this hotel again!

I had high expectations for The Limited, but our experience was a disaster from start to finish. We booked a room weeks in advance, excited for our stay and expecting a smooth check-in. Unfortunately, things went wrong even before we arrived. They encountered an issue with their HVAC system, which we only found out about via an email they sent two minutes before our check-in time. No phone call, no proactive communication—just a last-minute email. Instead of finding a comparable accommodation, they moved us to a hotel much farther away. Our initial 5-minute walk to a wedding venue turned into a 20-minute trek, which added a lot of unnecessary stress to our stay. What’s worse, we had specifically booked a king-size bed, yet the new hotel room had two queen beds in a cramped, uncomfortable room. We weren’t even notified of this change in advance; we only found out after arriving at the new hotel. Throughout this ordeal, The Limited staff were unhelpful and showed little concern for our inconvenience. It felt like they were simply checking boxes, not actually trying to help us feel comfortable or valued. No apologies, no effort to make up for the inconvenience, just a general lack of care for their guests. Overall, this was one of the most disappointing hotel experiences I’ve ever had, and I wouldn’t consider staying here ever after this. I’d recommend anyone thinking of booking here to be cautious—they may not prioritize your needs or comfort if something goes wrong.

What is not to like at this hotel. Very near the center of downtown, but just far enough away. Clean rooms and nice condition of the building. However, I write this to recognize how PLEASANT my check in was with Zhane at the front desk. Just so nice and so pleasant. Makes all the difference. Also a special call out to Tyrone (valet) ?? for his great attitude and accepting my sisters and my sense of humor. Thank you!!
